Get a mortgage agreed “in principal”

When searching for property for sale, the earlier you can get your finances in order the better. This will enable you to move quickly once a house, flat or bungalow comes on to the market that you would like to buy.

When you register your interest at Jonathan Waters Estate Agents, you will be asked a series of questions to establish your budget and what mortgage arrangements you have in place, if any. If you have not made mortgage enquiries and do not have a mortgage in place, we can help. We work in close partnership with The Mortgage Advice Bureau and they will guide you through the process of getting your mortgage approved.

Searching for properties that meet your requirements

Instruct a solicitor and finalise your mortgage arrangements and survey

Once we have located your perfect home and negotiated a price at which both you and the vendor are happy, you will then need to instruct a conveyancer. If you would like, we can recommend an excellent firm of conveyancing solicitors or you can make your own arrangements. At this point you will also need to firm up your mortgage offer (if required) and arrange a survey of the property you are buying.

The type of survey you have on a property is largely down to you. There are various types available, ranging in detail and expense.

The Valuation Report

The Valuation Report confirms whether or not the value of the property you are buying is enough to cover the amount you are borrowing against it.

The Home Condition Report

The Home Condition Report or HCR focuses on the fabric of the building, the floors, the walls, the roof, the windows and stairways. Each of these constituent parts is given a traffic light rating; Red for bad and needing attention, Amber for passable but with recommendations and Green for passed.

Home Buyer's Report

This report comments only on what can be seen or can be made readily available for inspection, highlighting obvious defects that may devalue the home.

Building Survey

More thorough than a Homebuyer's Report, this type of survey is likely to cost around twice as much. It does however provide detailed information on the method of property construction, the materials used and the condition of the foundations, roof and walls. This type of survey would be recommended where you were purchasing a very old house, a fixer upper or an expensive property.

Exchange of Contracts

Assuming the survey did not highlight any problems, the solicitors for both parties will draw up a contract for both you and the vendor to sign. Make sure you are properly prepared and 100% willing to proceed now because beyond the exchange of contracts, everything becomes legally binding.

On the previously agreed date, the date of completion, the mortgage funds will be released to your solicitor who will then transfer them to your vendor’s solicitor and as soon as this happens, you may come to pick up the keys to your new home. The house is now yours, you can move in.

Moving In

You may have thought this day would never come, but it has and you need to be prepared for it! If you’ve got a lot of stuff to move, you may want to organise a professional removals company to help you pack, transport and unpack the load. Alternatively a man with a van may do just as well, or you may even be able to call upon the help of some relatives or friends. Either way, there are some things you must remember to do such as contacting the utility companies to give them initial readings and setting up a postal redirect from your old address. You can then relax, crack open the champagne and start enjoying life in your new property!
