As the leading Estate Agent in Ipswich, we have a huge choice of properties for sale, from large detached houses to semi detached and terraced homes, through to flats and apartments in town and bungalows and retirement homes.

So, whether you are a first time buyer, looking to get on the property ladder for the first time, or you already own a property and are wishing to upsize, downsize or simply change location, we can help.

Search for Ipswich properties

One of the easiest ways to search for property for sale in Ipswich, particularly if you are not local, is to browse property listings on our web site. We work hard to ensure our web site is easy to use and regularly add new features. Our web site includes the following functionality:

  • You can search for property of a particular type, within a specified price range.
  • You can view the property particulars and all photographs on line.
  • You can view 3D floor plans online.
  • You can view its location on a map of the area.
  • You can take a virtual tour of the property.
  • You can arrange a viewing online.
  • You can join our mailing list online.
  • You can opt in to receive property updates on Facebook and Twitter
  • When viewing our site on a mobile phone, you will be automatically redirected to our mobile site for ease of viewing on a smaller screen.

All of this technology aside though, sometimes it’s better to pop into the office and see someone face to face. We have two Ipswich offices, a town centre office in the Buttermarket and a satellite office at the Foxhall Road roundabout on the ring road, both are manned by very experienced, knowledgeable and friendly staff who are only too pleased, to take the time to get to know you and discuss your requirements in depth. Why not call them on 01473 721133 for a chat? Our offices are open from 09.00-18.30 Mon–Fri, 09.00-16.30 on Saturdays and 10.00-14.00 on Sundays. Special arrangements can be made if viewings need to be accompanied outside these hours.

And don't worry if we can't find what you are looking for immediately! We are taking on new properties every day and we will let you know as soon as something comes in that matches your requirements.

About Ipswich

Ipswich is a thriving university town with a truly cosmopolitan demographic. Its busy town centre boasts a wealth of high street names as well as specialist and independently owned outlets. A bustling community, the average age of which has recently been significantly lowered, by an influx of students from all over the country, Ipswich is now the target for many trendy bar and restaurant chains. Yes, café culture has come to town and nowhere is that more obvious than down at the docks. The docklands and Ipswich marina are peppered with pavement cafés and bistros and what better places to sit and watch the boats go by whilst enjoying a light bite or enjoying a glass of wine?

Christchurch Park is perhaps Ipswich’s biggest and best known green space and at just 5 minutes’ walk from the centre of town you can be there, relaxing in the cool shade of some of its ancient and splendid trees in a matter of moments. It is THE venue in town for many concerts and events, annually hosting a firework spectacular which last year saw £30,000 go up in smoke in time to some great rock music.

Many live bands have appeared here including Jools Holland, Rick Astley, ABC, Nik Kershaw, Go West, T’pau and Tony Hadley and this year, it will see the likes of Katherine Jenkins, Billy Ocean, Soul II Soul, Jocelyn Brown, The Gibson Brothers and Peter Andre. We’re not saying you should relocate to Ipswich for the music and the pyrotechnics but it is an added bonus.

Ipswich offers a vibrant mix of heritage, the arts, theatre, cinema, clubs and bars, yet wherever you go in and around the town, you are only minutes away from some of the prettiest Suffolk villages and countryside, as well as the stunning scenery provided by the celebrated Suffolk coastline.

About Suffolk

The Suffolk countryside has inspired artists, sculptors, painters, writers, poets and songwriters for centuries. Within 5 minutes of Ipswich town centre you can be seemingly miles from anywhere, among open fields of wheat and oilseed rape. On your travels you are bound to happen upon one of the very many chocolate box villages and hamlets that this part of the country is famous for. Look out for such places as Belstead, Bentley, Bucklesham, Capel St Mary, Claydon, Holbrook, Kesgrave, Martlesham, Rushmere, Stutton and Westerfield. All of these little gems are within striking distance of Ipswich town centre and yet some are as rural as you could hope to find.

Part of the great appeal of Suffolk is its rural outlook. Breathtaking countryside combines with wonderful coastline and sea views to present a county that quite literally, has it all. Suffolk is the larder of England, its fertile land bringing forth foodstuffs and beverages of every kind. Free range and organic is the order of the day here and the many farmers markets held regularly throughout the county are testament to that.

Suffolk is country life at its best and yet the railway stations at Ipswich and Westerfield can have you at Liverpool St Station in less than an hour, still another reason why so many people are choosing to relocate to Suffolk.

Has Ipswich escaped the doom and gloom?

It seems that Ipswich has escaped the doom and gloom still affecting the property markets in many parts of the country, as here at Jonathan Waters Estate Agents, we have had a fantastic start to the year!

In January 2011, we carried out the highest number of pre-sale valuations for any month in the last two and a half years and sales-wise, January exceeded everybody’s expectations by becoming the busiest ever January since our records began back in 1992! March has seen this busy trend continue but the pattern is definitely that only the realistically priced properties are selling – it is still very much a buyers market.

The property market in Ipswich seems more buoyant than in many other parts of Suffolk and for that matter, the country as a whole. A recent example of this, and proof positive of an active property market is the story of a three bedroomed semi-detached property on the Australia estate in Ipswich. We brought this property to market with one of our ever popular “open house” events. In the space of two hours, it was viewed by 31 interested parties and so many offers came through as a result, that in the end it was decided to turn the property over to sealed bid applications. There was nothing outstanding about this property and it was not under priced. It was simply accurately valued and well marketed. The end result was a sale well in excess of the guide price. This underlines the importance of an accurate valuation combined with proper presentation and marketing of a property.

How to sell your house quickly

Choose the right estate agent who accurately values your property

Choosing the right estate agent can make the difference between your property selling quickly or it hanging around on the market for some time. The trick is in choosing the right price at which to go on to the market and the right agents to do the marketing for you.

Do not be swayed by estate agents who give you unrealistically high valuations for your property. However nice it might feel to think that your home is worth thousands of pounds more than its actual market value, if you price your property unrealistically at the start, you will put off potential buyers. Starting high and then having to reduce the price simply wastes time and when a house has been on the market for some time, it can give buyers the impression that there is something wrong with it. So get it right from the start!

Here at Jonathan Waters we have over 150 years combined estate agency experience and have been established in Ipswich since 1992. This enables us to accurately price properties, so that they sell quickly whilst still achieving the best possible sale price for their owners. Our team of valuers and sale progressors will advise you every step of the way to ensure the offer you accept is the right one.

Choose an estate agent with a strong online presence and active marketing strategy

In order to sell your home quickly, it needs to be visible to as many potential buyers as possible. People search for property in different ways – many search online, via property portals such as Rightmove and search engines such as Google; others browse estate agent windows in the town centre and some browse property listings in local newspapers. Others drive around the area they are interested in to look for for-sale boards.

Here at Jonathan Waters Estate Agents we offer a comprehensive marketing programme which helps to sell houses fast!

  • We have a strong web presence listing all of our properties for sale
  • We upload all properties to major portals such as Rightmove. On Rightmove all of our properties are premier listed.
  • We offer a mobile site, which makes browsing on all smart phones a joy (great for drive bys)
  • Properties are advertised in the window of our two busy office locations – Ipswich town centre and Foxhall road
  • We provide open houses when requested
  • We always have at least 200 potential purchasers on our mailing lists
  • We have a subscription to the Evening Star Stop Press facility. We can have your property in the newspaper within 48 hours of instruction.

Present your property well

One of the most influential things any property vendor can do to encourage a sale is to present their property in its best possible light. The best way to do this, is to look at your home as if you were seeing it through the eyes of someone else, someone who has never seen it before and someone who may be looking to buy it. This involves taking an objective view of your home, from every angle. What does it look like from the road? Does it have “kerb appeal” from the left and right? Once inside, does your home feel cluttered or look like it is in need of work? What can you do to improve the look and the saleability of your home? Make any changes or improvements you can, tidy the front and rear gardens, make any obvious minor repairs and de-clutter your home as far as possible. All these things will help to secure a quick sale.

Your estate agent will then assist in the presentation of your property by producing high quality property particulars with colour photos. Ensure you are happy with the final pictures taken, as these are what will help to attract your buyer. A good estate agent will take adequate photos to show off your home's features and emphasise its unique selling points.

Sell your property this spring!

This time of year brings with it much lighter, longer evenings which are ideal for house hunters who are out there, driving around your neighbourhood, searching for properties with ‘For Sale’ signs. The late afternoon/early evening sun shows properties off in their best light, so put your property on the market, make it stand out from the crowd and get it sold quickly with Jonathan Waters estate agents.
